Why Does My AC Smell Musty? Common Causes and Fixes

A musty smell from your AC vents is common in humid Florida homes. Learn the most likely causes, what you can check yourself, and when to call for HVAC cleaning.

You turn on the AC and the house fills with a damp, stale, “old basement” smell. In humid places like Miami, Fort Lauderdale, Boca Raton, Naples and Cape Coral, it’s one of the most common complaints homeowners have about their air conditioning. The cause can usually be found, and often fixed.

What causes a musty AC smell?

A musty odor usually comes down to moisture plus organic material. Your AC removes humidity from the air, and that water collects on the evaporator coil and drains through the drain pan. When dust and debris land on those wet surfaces and stay damp, microbial growth can develop, and the blower carries the smell through the vents.

Common sources include:

  • A dirty evaporator coil. The coil is wet whenever the AC runs, and dust that sticks to it holds moisture. See AC coil cleaning.
  • A slow or clogged condensate drain. If the drain line or pan backs up, standing water sits inside the air handler.
  • A dirty air handler or blower. Buildup inside the cabinet and on the blower wheel can hold odors. See air handler cleaning.
  • Condensation on cold ducts. Ducts running through a hot attic can sweat, especially if their insulation is damaged.
  • A home that sat closed up. Seasonal homes, or homes with the AC set high while you travel, can develop odors quickly.

Is it mold?

Not necessarily. Most buildup in AC systems is ordinary dust and debris, and not every dirty vent or duct contains mold. Mold also can’t be identified just by looking. Dark spots around a vent might be dust, debris or something else, and confirming what it is requires sampling and lab analysis by a qualified professional.

What a musty smell does tell you is that something in the system is staying damp, and that’s worth having looked at.

What you can check yourself

  1. Replace the air filter. It’s the easiest first step, though it rarely solves the problem on its own.
  2. Check the condensate drain. Make sure it’s flowing and the drain pan isn’t holding water.
  3. Keep the AC running steadily. Avoid shutting it completely off for long periods in humid weather.
  4. Look for sweating ducts or water stains around the air handler or ceiling vents.

Air fresheners and vent clips only mask the smell. If it keeps coming back, the source is still there.

When to call for professional cleaning

If the smell continues after you’ve changed the filter and checked the drain, the components inside the system likely need cleaning. Our HVAC mold cleaning service focuses on the wet parts of the system, including the coil, drain pan, blower, air handler cabinet and nearby ductwork, and we point out any moisture problems we find so they can be fixed. If the odor is only in the ductwork, air duct cleaning followed by air duct sanitizing may be enough.

We don’t test for mold. If you suspect growth on walls, ceilings or other building materials, contact a qualified mold professional.
