Why AC systems in Miami get musty

Your air conditioner cools air by passing it over a cold coil, and in Miami’s humidity that coil is wet much of the time. Water drips into the drain pan, and the air handler cabinet stays damp. When dust and organic debris settle on those wet surfaces, they can support microbial growth. That’s one of the most common causes of the musty smell people notice when the AC turns on.

Our HVAC mold cleaning service targets those areas: the evaporator coil, drain pan, blower, air handler cabinet, plenums and accessible ductwork where buildup is present. Not every dirty duct or vent contains mold. Most buildup is ordinary dust and debris. Mold also can’t be identified just by looking; confirming it requires sampling and lab analysis by a qualified professional. Purix does not provide mold testing.

Do you test for mold?

No. We clean HVAC components and accessible ductwork. If you want to confirm whether mold is present, or identify what kind, that requires testing by a qualified professional.

Can you tell if it’s mold just by looking?

No. Dark buildup can be dust, debris or microbial growth, and it can’t be confirmed visually. We describe what we see and clean the affected components.

Will cleaning get rid of the musty smell?

If the smell comes from buildup on the coil, drain pan, blower or nearby ductwork, cleaning often helps. If an underlying moisture problem isn’t fixed, the smell can return.

Does every dirty AC duct have mold?

No. Most duct buildup is ordinary dust, lint and debris. Microbial growth is more likely where there’s ongoing moisture, which is why we focus on the wet components of the system.

How can I keep it from coming back?

Keep the condensate drain flowing, replace filters on schedule, avoid shutting the AC off for long periods in humid weather, and have sweating or leaking ductwork repaired.
